New Development Projects & Businesses

6124 N Broadway Ave: This is a mixed-use development with retail space of approx. 1,000 s.f. on the ground floor, 11 parking spaces, and 11 residential units (10 units are 2BR/2BA, 1 unit is 3BR/3BA Duplex).  Developer contact is Robert Bialkowski, 630-728-0129.  Architect is Jonathan Splitt Architects. Ltd.

The Granville: This mixed use development on the northeast corner of Granville and Broadway, will have approx. 30,000 s.f. of ground floor retail space, and include a new Staples store as a confirmed tenant for about ½ of the space.  The building will be 11-stories with 160 residential units, of which 16 are offered through the city's CPAN (Chicago Program for Affordable Neighborhoods) affordable condo program.  For more information on CPAN, see the Dept. of Housing home page at www.cityofchicago.org.

5900 N Ridge Avenue: This is a re-use of an existing 3-story mixed-use building with retail on ground floor and rental apartments (Studios and 1 BRs).  The current owner proposes to renovate the building, add 2 stories, for a total of 5-stories, add a new façade, a green roof, renovate the now unused auto parking in the basement, and add a drive-through facility on the ground floor.  The project would be a Planned Development (aka “PD”), and the owner is seeking a zoning change from the existing C zoning to a Residential/Business Planned Development.  The proposed FAR would be 3.4 and the total building square footage in the proposed project would be 88,000 s.f.  The local block club is ETNA.  EDC has reviewed the development and provided feedback to the developer, see the letter below for more details.
