| Community Development Corporations A Positive Resource in the Community |
Community Development Corporations are looking for ways to attract new businesses to their neighborhoods during today's economic challenges. Opportunities are available through Tax Increment Financing and Small Business Improvement Programs.
Public/Private Partnerships might be the new wave to prime the pump to create and sustain viable communities. What these communities need is action now from the public and private partners to invest and reinvest into these neighborhoods. Edgewater Development Corporation is striving to establish these partnerships to bring new business investment to the community. EDC encourages commercial investment that will create jobs and sustain the community.
As our communities continue to struggle through the downward spiralling effects of the economy, new and innovative partnerships and relationships must be developed in efforts to sustain our community. There are many opportunities available for partnerships. Local community development corporations are a great resource in providing these opportunities to alter the economy's impact on our neighborhoods. |

HELPFUL TIPS TO FIX UP PROPERTIES
FOR
CURB APPEAL AND RESALE
The goal during the fix-up phase is to increase the property's curb appeal and resale value.
1. Give the property and grounds a thorough cleaning.
2. Do a cosmetic facelift to the interior and exterior of the property and grounds.
3. Choose a color scheme that enhances your property's curb appeal.
4. Repair, patch and seal all walkways and parking areas as needed.
5. Repair or replace all mailboxes as needed.
6. Repair or replace all exterior and interior doors, hardware and locksets as needed.
7. Clean, repair or replace window frames, glass and locks as needed.
8. Repair or replace all exterior light fixtures and bulbs as needed.
9. Repair or replace all interior light fixtures and bulbs as needed.
10. Clean, repair or replace all heating and cooling systems as needed.
11. Clean, repair or replace all carpets and floor coverings as needed.
12. Clean, prepare and paint all exterior and interior surfaces.
13. Prune, cut, trim and mow the property"s landscaping and lawn as needed.
14. Clean, repair or replace all gutters and downspouts as needed.

Having a business plan is critical for future success, but what exactly should that plan have in it and is it critical for getting financing?
When you are developing a business plan for a new business idea, we would suggest that you start with the financial projections. If you are getting in to business to make money, you want to make sure the business can generate a profit. This is critical for seeking investor capital. If someone is going to invest in your business they will want to see your financial projections.
When you apply for loans or other financing the need for the business plan and financial statements may not be needed by the lender. However, you should have these documents in order to adequately demonstrate how you will pay back the loan for which you are applying.
Planning is bringing the future to the present so you can do something about the future today.
Long-term planning and goal-setting are separate activities and must be complemented by short-term planning. Planning of this nature requires specific and measurable activities. Activities are steps along the path towards your goal.
It is important to do something towards your plan daily. A step daily will get you closer to your goal. A business plan creates a road map so you don't take steps in the wrong direction. You will get to your goals faster with a plan.

Need Financial Assistance to Improve Your Business
SBIF Grants of up to $150,000!
Overview
Small Business Improvement Fund (SBIF) Program
SBIF helps make improvements to small business properties in select Chicago neighborhoods. The program uses tax increment financing (TIF) revenues to help owners of commercial and industrial properties within specific TIF districts to repair or remodel their facilities for their own business or on behalf of tenants.
Description
Program participants can receive matching grants to cover up to half the cost of remodeling work, with a maximum grant amount of $150,000. The grant does not have to be repaid.
Objective
To help local companies expand and create employment oportunties for Chicago residents. Qualifications and Restrictions Expenses eligible for a SBIF grant include:

New windows, floors or roof

Sign removal and replacement
-
Tuckpointing
-
New heating, ventilation and air conditioning
-
Improvements to accommodate disabled patrons or workers
-
Purchase of adjacent property for building expansion or parking
SBIF grants are provided to property owners after remodeling work is completed and all expenses are paid. Residential property, residential components of mixed-use buildings, and property leased to fast-food chains and certain other businesses are not eligible for the program. Vacant business property is eligible, but grants are not paid until the space is occupied by a business tenant. Applications are processed by SomerCor 504 Inc.

WE SHOVEL OUR SIDEWALKS BECAUSE WE CARE!
The Chicago Department of Transportation is launching this year's campaign to encourage greater compliance among businesses and residents to clear sidewalks of snow and ice as required by law. CDOT has developed efforts to encourage sidewalk snow and ice removal.
Sidewalk Snow Removal Award
Award designed to recognize businesses that are consistently doing an exceptional job or removing snow and ice from the sidewalks adjacent to their properties. Winning businesses will receive an award and a letter of appreciation from the Mayor's Pedestrian Advisory Council in March 2010.
